How to Price My Home to Sell

Pricing your home correctly is one of their most important parts of the sale. It might seem very simple. Looking at comparable homes in the building or in the neighborhood and put in the number that you feel comfortable with this strategy might cost you a lot of money.

First, every single seller has emotional attachment to their house. They may grew their family there, or it could be an investment property that seller spent a lot of money on fixing it up. Buyers don't see sellers emotions and attachment to the property they purely comparing features of different homes available on the market and trying to find the best deal.

The other group of sellers pricing their homes below the market value with anticipation to get a quick sale and save on commission. This also might backfire at them if correctly priced property is not marketed correctly. In sometime sellers will find that even at the lower price buyers are not making offers or making offers even a lower than the asking price ... getting the price back in order would be very difficult due to public records online.

So how to find the right price for my home right from the start and get at least full asking or over asking price offer? Should I get an appraisal or comparable market analysis from a real estate agent?
