Why should We buy only RERA approved house plots ? Is it safe to buy plots which are RERA approved

Rera req only after 2017? Before that only dtcp enough?

Hi sir, thanks for the information, my promotor is selling land which is 3500 sqft(350sqmt) for each layout in that my plot size is 850 sqft but like this he is having 10 layout approval in same place, does this calculated 3500 sqmeter, does this needs rera approval? Please reply
