ОтветитьThere a surplus of home in Toronto since everyone is leaving and immigrants can only afford a basement apartment. Building more to fix the problem is a joke. The fix is to take the investors out of the equation... Single family are screwed...I've been trying to sell my 1mill semi in Toronto witch is better priced then any other home in the area and it's not moving (who can afford a 1mill mortgage when Canada doesn't have your back).
ОтветитьI had been a licensed carpenter for 40+ years, I don’t believe there’s enough people in the trades to work to build half a million houses by 2030-31 , that’s like building 10 new small city’s with 50,000 houses each , infrastructure alone would take LONGER. I doubt Justin Trudeau or Doug Ford have EVER built ANYTHING with hands , but maybe with their mouths, just ask them . I’m sorry, but 3.5 million homes is NOT doable.

The only things I have seen approved here west of Montreal in the last decade are 8 to 15 storey high condo buildings, SOO many condo buildings built in Vaudreuil in the last 10 years alone, but a mere handful of single family homes built in that same time frame.
I know you blame taxes and development charges as being a big part of the problem, but ex. the Toronto market, in Ontario DC's reflect the actual costs to extend services (sewer, water, pollution control plant expansion, water treatment expansion, transit, parks and recreational facilities etc.) that everyone wants to have in their neighourhood. These are very real costs that otherwise need to be recovered from property taxes. But you're correct -- the lack of housing is simply due to an overpriced market.

People should move out from Toronto to west, like london, sarnia, waterloo, we are building so many many low rise homes, we have tons of land to build.

ОтветитьVancouver geography isn't the whole story. The amount of land wasted on idiotic zoning restrictions is unbelievable. A significant portion of ALR land for example is almost completely unused for farming. The stated goal of safeguarding Vancouver's food supply is a big fat lie as it's just used for wealthy people to build mansions on and maybe put in a small U-pick berry farm just so they get the tax break. It got so bad the BC government already had to step in and set a maximum square footage for new home construction on ALR land. There's not a lack of land because of geography, there's a lack of land because of arbitrary restrictions and cronyism.

ОтветитьIm in a small town in Northern Arizona , a couple years ago i walked over to the town center with a neighbor who was looking to add a skylight .We went inside and he spoke to a lady and she smiled and said there's no need for a permit if you own the home and that was that ,he had it done the next weekend .zero fees .
