ОтветитьMaybe your homes can be purchased on a napkin at Starbucks but In USA, Contracts are long and Involve too many Legal Terms, Obligations to be fulfilled and Disclosures which are often better explained by a Buyer's Realtor who writes RE contracts for a living! and has the BUYER'S BEST INTEREST in mind!! Sure beats relying on the seller's contract often altered to their own advantage.

ОтветитьSo what your saying is you want to keep the realtor out of the mix so you can make more on a build and not pay a commission to a realtor that brought you that lead. Or are you going to offer a a big discount to your clients? Selfish if you ask me. Just so people know I am not a realtor but I do have them in the family and they know the good builders and the bad ones in your area.. so I would always encourage you to use one yo not get screwed on your biggest purchase of your life.
ОтветитьBorn in u.s. raised in alaska and currently living. Up here it seems if your not a relative or son/daughter of a builder you cant get X-amount of hours working under a builder to get your liscense.

ОтветитьWe are young couple with 2 years kid and wanted to buy our dream house and I have paid deposit of $5000 to build a home here in collerville, Tennessee. We asked them to extend the living room for which they asked to pay another $500 which we did. They have been very slow about the process which we understand there is so much coordination inside. They sent me contract to sign and late afternoon day before yesterday and I signed document this morning. After that my realtor called and told me that the builder do not want to build as the lumbar price increased for the said rate and they would only if I pay $10,000 extra. They wasted my time of 6months. I paid deposit of $5000 back in may, 2020 and now its october. Can I sue them for this? Or give your best advise please.

ОтветитьAlot of builders in FL are able to provide a customer with a preliminary estimate based on square footage and other factors. If you do not have a standard like drywall for example or sheathing you can't possibly provide a preliminary. 5/8 apposed to 1/2 plywood for example may be a upgrade later. It doesn't make sense to crunch numbers and design homes for a potential client that is not within your price range. Just my opinion and experience. I can agree that changes are often a rip off!! Find a honest builder! GREAT VIDEO!

ОтветитьIf you're building a home and not using a buyers rep, I question your sanity. The builder will already account for the commission in their costs and whether you use the builders rep (who represents the builder but hope you ignore that) or a buyers rep (who represents YOU ONLY), you won't save any $$ but will lose any and ALL representation. So yes, you don't need an Agent to build but there is a reason why a good majority of builders use an Agent and thats to cover their a$$ when they need it.

ОтветитьI'm building a custom home and just paid my second last payment. The remaining is 5% which is to be given when completed. A couple weeks after I paid the second last payment, the builder tells me he wants more money, equal to 20% of the overall cost due the price of things going up. I asked him how they are now just realizing they went over budget this late into the project? Seems weird to me. What are your thoughts on this? I am in canada btw. Thank you in advance

ОтветитьThis information is not accurate for all builders. It sounds like he is speaking for his own company. A lot of builders hate upgrades, they take up a lot of time. Also a custom home with a set price at the beginning has to have a budget. Obviously anything over that budget would be an upgrade. Lots of partially true information in this video.
ОтветитьWell you fail to mention that there is lots of competition in the home building business.
Therefore builders try to keep their base price as low as possible in order to entice more inquiries into their home.
Not a thing wrong or illegle with trying to make a profit by charging for upgrades or changes requested by a customer.
They do have the option of staying with the standard specs. if they so choose.
As for not needing a Realtor for purchasing a home from a builder, you are correct, builders can represent themselves in the sale of their homes. But, in most cases they cant legally employ people to act as a sales agent for them unless that person is a licensed real estate agent. In other words, sit in your model home yourself and do the selling, or hire a licensed broker, not simply a licensed salesman, to do it for you.
Not all real estate agents are Realtors, and some choose not to be, that is a separate organization.
I was a custom home builder for more than 40 years.
I also became a licensed real estate broker and became a member of the national association of realtors as well.
Most of the other realtors in the area hated me. lol

ОтветитьFirst. There’s 100% a standard in building. Builders have a standard trim package they use on most of their houses. But theres so many different kinds of trims. You can choose trim that’s cheaper or more expensive. How can a builder make money if there’s no up charge for picking a more expensive trim package? Or plumbing or electric package? How can there be no up charge.
ОтветитьFIrst let me say like the content we have a similar podcast coming to market soon, i would like to add ive been in real estate 21 years and both new home construction and realtor and two quick things, unless you are a seasoned real estate professional, you need representation. its like going to court without a lawyer. the builder and you have two different objectives, builder wants to give you a product but make as much as they can (margin)you the consumer want/need to buyer a product and want to save as much as you can but get the best value for your investment. even with the knowledge ive obtained I would enlist a broker to assist me if I was buying in a different market then I have wisdom in. dont be in a situation where you arent protected. on the same token dont just add an agent to a transaction if they arent a true benefit.
