Why don't you include all sales into your valuations........?????????? there are about 5 repo sales to 1 Realtor sales!!!!!
The state allows you to cherry pick Realtor sales information of not so savvy young buyers and stick that price tag on every house.
Your valuations are still as goofy as 2008.......in 2015, most savvy buyers are buying repos at a faster rate 5 to 1 than Realtor sales.
you should include those negative sales into the mix.......but we know you wont.
