ОтветитьThank you for these videos, my agent first tried to persuade me to buy a home because the taxes were cheap, but I knew better, I knew that once the owners sell the property, the property will get reassessed with the newer and higher value, and I will end up paying more, a lot more.... Lie number one... Then I realized how tight my budget was and I knew that I needed all the help I could get when it came time to close on a home, so I asked him, in the even that I came up short at closing, could he donate even something as little as 500 dollar or one thousand dollars from his commission to help me close on a home he did not even show me because he was too busy that day to show me the home and he said "he is not allowed too" were his exact words and he does not even work for a real estate company, he works for himself... And now after watching your video, I now learned that this is another lie... Well long story short, I may not know a lot like him, but he does not know what parts and pieces I know about real estate, so when I caught him lying to me the first time, I got rid of him in a very polite way because, if he is willing to lie to me about the taxes, what else will he like to me about, just to get the deal done... I decided I could not trust this man, so do I really want him to administrate the largest transaction of my life, I don't think so... My gut feeling about him was that, he just wanted to close a deal, any deal, make a commission and move on with his life and never speak to me again after the transaction... For this reason, these videos are very very important, needless to say if you were local, I would love for you to be my buyer's agent... Thank you for taking the time out of your day to make videos like these to inform the public... God bless your heart...

ОтветитьI’m a first time homebuyer. I connected by chance with a realtor on Zillow. The realtor has been consistent in sharing options and connecting me with a mortgage person who has also been extremely helpful. Over a few months, mostly by family recommendations, I’ve somehow been connected to 3 other realtors. I’m overwhelmed. Is there some sort of rule for working with different realtors and them sending me options?
ОтветитьI was working with an agent who was only his second sale and a broker who I didn't like at all but he didn't get involved until we were already putting in offers. His intrusion kept muddying everything and creating more doubt and suspicion on whether he was actually representing us honestly. We found out a lot of shady stuff because they'd mistake and accidentally forward something in a text, email, etc. every concern we had about a property he would downplay and undermine it. Also, a lot of the sellers were also shady brokers and real estate agents and they were also doing some illegal stuff about hiding things.
All this to say our broker dumped us at 6 months but he created so much distrust in the process (and this was our 3rd house buying after selling 2). I want to report him or leave him such a bad review but I am trying to refrain. It just sucked to be on the receiving end of that and when we started working with our current agent who has been in the business for 25 years we had to remind ourselves to trust again and hit the reset. It might help realtors to get to know their clients previous experiences to gauge potential hiccups in the process. We got spooked and backed out of many places just because we couldn't trust our realtor and his annoying broker.
Thank you for giving great, free information. If you go under contract but change your mind the next day (I know that’s not good) can you cancel the process?

Ответитьwow, thanks for this information, I think this is what happen to me, I was given one realtor and another realtor called me. I think because of my budget for Jacksonville hmmm, something to think about. The other realtor had no clue of our situation when she called us.

ОтветитьSo true with new agents and again i had a new agent who abertised the hell out of a home i had and it was her first house sold. Only she had no knowledge on industry standards when i comes to painting. She was a air head in this. I have over 20 years expirence as a licensed business. I had top skills and expert. I still like expirence realtor caose you don't have to babysit them in the process. Very good videos you have. Elkhart, Ind. in the newspaper had to get a realtor that deals more than 1/3 in houses in your price range. Like a car dealer who sells new Lambergines or jAGS THOSE CLIENTS are much different than a used VW whole different customers. This same works on homes. What i am having is a lot of realtors start out good with what i am looking for in a home. I am not buying high end properties that are turn key. I had bought HUD AN REO properties in past and skilled in all areas but centeral air. I am pre qualfied and good income from full retirement in Mich. school system and a very good social security inome. I am not fussy just full basement and 3 bd on main floor. I will turn basement into my unit and have adult foster care on main floor. Very good cash flow and no state tax on income just federal. Hard to find a realtor that will sell fixer upper -- just little repairs. 750 credit score

ОтветитьAs a real estate agent in Ga this is a very transparent video into how the real estate business works. Real estate is a profitable business but more so for the relationships forged with potential clients and making families happy!

ОтветитьPeople that can only afford $100k are tarely in proximity of those above that price point. I learned this as a Financial Advisor, realtor and mortgage broker.
And yes it is much harder to work with those of lower means they far to often do not value you. Do not trap yourself in the struggle lane because those with more economic means won't see you.
Hi Ms Hill, I am currently under contract, loan is in processing. I agent wasn't too happy I didnt go with his lender who pre approved us. Agent's lender gave 6.872 rate and I got 6.1 with MCU. My reason wasn't the rate but I saw over 10k in brokerage compensation on the loan estimate from my agent's lender whereas MCU had only $900 in loan cost.

ОтветитьI didn’t know that there was a formal agreement to enter into. I briefly looked at homes back in 2020 right before the interest rate drop to record low. Needless to say as a first time low income buyer I gave up but when looking at homes I simply contacted an agent from remax and we looked at homes there was no formal contract or anything. Is that bad?
