Hi, I'm Kirk Duckwall with BRIX Real Estate and the House Geeks. I'm going to go over the top five mistakes that buyers will commonly make. The main reason these happen are due to buyers just trying to rush things too fast.
Buyer mistake #1. Not having the financing terms or type figured out at the time they decide they want to make an offer. This is important because, depending on the type of property you're looking to purchase, whether that's a condo, single family, townhome - maybe a property you're looking to rehab - you need to find out which financing term most applies to your situation. Whether that's FHA, conventional, VA, Rural Development, MHFA, home ready, home possible. Those are the few of those down payment assistance programs. 203K and conventional rehab, which are meant for homes that you're looking to fix up.
If you don't have that figured out ahead of time. The issue could be that you lose the home that you would like to make an offer on, due to the delays while working out that piece of the process.
How do you fix this? Apply right away when starting the home searching process. Let your realtor and loan officer know the type of property that you're looking at purchasing.
Buyer mistake #2. Not doing a priority checklist when you start your search. The issue is you could look at a ton of homes that there was no chance of you liking anyway. How do you fix this? At a minimum, try figuring out the number of beds and baths, the price range the area and so on.
Buyer mistake #3. Not taking the time to learn about the different styles and layouts of homes in the area that the buyer is looking. The issue. This could extend a buyers search by many weeks if not months.
How do you go about fixing this? Talk to your realtor to set up a time to go tour the different styles, whether that's a rambler one story, story and a half, reverse split level or a traditional two level split. All of these having very different floor plans, that one person may prefer over another.
Buyer mistake #4. Not using the proper home search sites or apps. The issue is this can cause a buyer to look at many homes that may not be for sale currently. The fix. Use MLS direct sites or apps, such as homespotter, which we will provide a link to in this video below.
Buyer mistake #5. Probably the one that you want to most avoid. That's overpaying for a home. The issue here is if you need to move and you have overpaid it may cause you to hold on to this home for many additional years beyond what you had planned, or in worst case scenario cause a short sale or foreclosure.
How do you avoid this? Make sure before you make an offer to sit down with your realtor and talk about the area, and what is appropriate as far as comparable values, or taking into consideration and adjusting for resale objections.
