Listen it's a rookie mistake to not always check for problems...

I had a client buying a house sight unseen, so I went to check it out for him.

It was during a horrible rainstorm, and I found about 3 inches of water in the basement. I took a video and sent it to my broker, asking, "What do we do?"

There were no contingencies, but my broker pointed out that it was a preexisting condition—meaning the seller likely knew about it. That’s a latent defect, and if it's not disclosed, the buyer has recourse after closing. My broker told me, "Let’s pull out of this deal."
