UK laws are really written stupidly. They prosecute the land owner for what goes on in the property, but they have zero control once they hand over the keys without an order from the courts. At least if the landlord must bear the risk and threat of prosecution, give the landlord more rights and protections to evict tenants. Waiting half a year or more to recover a property from problem tenants is ridiculous!

For the courts to be so slow and charging that much to remove someone who is in the wrong is outrageous..

in new zealand, if you don't pay your rent, you will be evicted. usually after 3 weeks rent arrears. landlord must ask them to back pay the rent first within 2 weeks. if the rent remains in arrears, th landlord can start proceedings for tenancy termination
