There have always been real estate investors - no doubt. The thing that is different is the kind of investor. The number of institutional investors coming in and buying up large numbers of residential real estate has jumped.
From the Blackrock website:
Below are facts on how we DO participate in the U.S. real estate market. Combined, we are investing approximately $120 billion in the U.S. residential real estate market on behalf of our clients.
Most recently, we began investing in new construction, purpose-built for-rent housing developments that add supply to the market and address the increasing demand we see for this property type. Our focus is on building single-family rental housing that can be managed and operated similarly to multifamily properties with dedicated property management, leasing and amenities.
And it’s not just blackrock, there are many others doing the same thing.
Real estate investors bought a record 18.4 percent of the homes that were sold in the United States in the fourth quarter of 2021, up from 12.6 percent a year earlier, according to the realty company Redfin.
Its always been a thing - now it’s a bigger thing. Definitely something to think about.
