Is it just a verbal, good faith thing and the earnest money rolls into the closing cost, or something I have to shell out up front when I make an offer?

Step 1: don't buy. Price along with interest rates compared to income inflation means unless you make 300k to 500k you can't buy a decent house in a decent neighborhood.

If the seller chooses to not repair something that is not cosmetic, can the buyer request the price of the repair to be deducted from the original offer or is that step included during the appraisal?

Great clear video. Im in NY buying on Long island. I was under contract, negotiated repairs for a concession. Title came back with way higher taxes than expected. I had to pull out the deal.

If you completely pay off your credit cards monthly, would those payments count towards DTI? I pay no interest and maintain a low balance on all of my cards for my credit report, but I'm curious since I use my credit cards as if they were debit cards
