Cost Segregation is a way that those owning USA based Commercial or Apartment buildings can receive the present value from the accelerated depreciation on the buildings they own. To qualify you must have purchased the building for $1 million or more OR spend $500,000 in tenant improvements OR a combination of both since 2000. (Read the Chapter in the book that tells you more.Example on a High tech building the average savings is $210,000 per $ 1 million of original purchase price so if our building cost $5 million (not including the land) then it is 5 X $210,000 = $1.1 million of benefit.
