I run into this issue too. I have some clients that cannot get a mortgage, which leaves out purchasing a home unless they have cash to buy. If this is the case, I will always mention a lease option. Most of the lease options that I came across, want the buyer to put to around 10%. This gives the buyer a chance to build their credit up so that at the end of the lease, they can buy.
