The relevant provision reads: “…that no state or political subdivision may enforce any law or regulation regulating artificial intelligence models, artificial intelligence systems, or automated decision systems during the 10-year period beginning on the date of the enactment of this Act.”
This means that US states would be blocked from enforcing laws regulating AI and ‘automated decision systems’ for 10 years.
Please just give me one more boom and I promise to save the money this time 😂

I lived in Vegas for over 20 yrs and left to central Teaxs in 2020 when the pandemic hit and Vegas was a ghost town. I came to the realization that my real estate assets in Vegas were very susceptible to economic troubles. There probably won't be another pandemic, but even a harsh recession can affect the housing market pretty badly in Vegas. Cause without disposable income, tourists won't be coming to vegas, and Vegas will start making jobs cuts. From there, locals will start losing their homes, which in turn lower prices. Remember, I lived there for over 20 years, and most locals live paycheck to paycheck.

Modern MBAs saw the crowd and thought, wow! look at that crowd. If we charged each person resort fees, parking fees, raised food prices etc, we could make huge profits.
The only thing they saw was the crowd. They had no idea how the crowd came to be.

ОтветитьI just spent 10 months there, food and drinks too expensive (free well gambling). Paid parking as guest, no more 5-10 or 25 cent slots (50 cents & $1). They just reported MGM is laying off and that tourists are down. You may have Canadian's staying away due to tariffs. I believe they are overbuilding casinos and bust 😮😮 Some casino floors only have a few people and so many slots not being played.

ОтветитьLocal here, and Las Vegas' worst problem is coming in about 3 years, and that is when Lake Mead hits 1000 feet, and that's feet above sea level. Today it's at 1057, and it's been lowering approx. 20 to 22 feet per year. When it hits 1000 feet Hoover Dam will quit producing much electricity, and then comes the "Oh CRAP!" moment....Real Estate will Crash in a bad way!

Oakland A’s & Raiders are not for Vegas locals, hence: resort corridor, tourist attraction. And most Cali folk like nice weather, leave within 3 years of brutal summers. And not to mention Nevada congress just blocked blm from sale of land to future builders citing environmental issues ( meaning water becoming a concern for this area).
ОтветитьLandscape is changing in Vegas, years ago tourism was the driver but with manufacturing and logistics growing in the valley it’s not just based on casinos. If you want to have insight on the local economy pay close attention to building product manufactures such as wallboard manufacture’s as their forecast is 6 months or more before a market shift.

ОтветитьWithout the casinos, Las Vegas is a desolate desert. I call it Box city because all the rooftops are similar color. Strip malls everywhere. Renter paradise for transients. Only highrises are casinos and condos on the strip. Build quality sucks
ОтветитьMost of the real estate professional companies along with the process for getting into the field are rigged to limit competition and opportunities for the average person in the field. It always seems that far more than a third of the Las Vegas market and the ancillary connecting land corridors have empty absent owners and/or properties that are potentially for sale all the time. What kills me is that so many other areas of the nation have far worse situations because many of the areas are controlled by big companies that somehow manage to control ownership and rental rights.
ОтветитьStarted going to Vegas in the mid 80's. Loved it, had fun and didn't break the bank having a good time. Wife and I went in March, prices for everything is ridiculous and fun was hard to come by......nothing there for me anymore.
