I am a first buyer rental property. I found a good deal but I dont have the down payement .I was thinking to rise funds from investors on facebook or other social media.
So are tou saying that it is illegal to do this??

Can you advertise generally (on places like social media or website) that you are looking for investors without any specific deal in mind to collect information and create a prior relationship so that you can approach the potential investors individually for 503(b) deals?

And would it be safe to post for "friends only" about a specific investment opportunity?
