If the goal is equity appreciation, how do you float the refinance on your principal residence while also holding the second? Do you just accept some negative cashflow on the second property?

One small strategy I’m using now is investing a small portion of my portfolio into speculative, riskier assets that have a greater upside e.g. Solana or Eth to raise capital for real estate investing. In crypto I made an extra 64k and I’m putting it towards a down payment. I’m a teacher so that’s a lot for me.
Basically, what I’m saying is that I take more time learning about other investments :) but it’s important man.
