Rental Property Repairs: Landlord vs. Tenant Responsibility

I tell my tenants in their lease that they may use the washer and dryer, but landlord will not repair or replace these items. That's a huge expensive.

I also have it written in my lease contract that tenants are responsible for all bug infections, which includes bed bugs. You can never be too careful.
I also have it stated in the lease if something was flushed down the toilet that shouldn't have been, tenants is responsible for all fees.
