ОтветитьAll these rules are ment for west where the salary bracket is high , we need not to blindly follow this , when i got job my first decision was buying a house , 54lakh at that time , now the house own has a value of 1.9 cr and emi is 50900 k per month for 16 years ,total interest payable is 41 lakhs total i have to pay is 95lakhs , and i was more focused,stay out (alcohol and stuff) , don't waste money on expensive just for brand name (value ) product,more serious about the work , but only one burden is that i can't quit the job , the portpholio , corpus for retirement is not that great ,but if see house as a corpus then walla

1. Car Buying Rule (20/4/10 - 50)
- A 20% down payment needs to be done
example: If 10 lakh car then a 2 Lakh down payment needs to be done
- EMIs must not be greater than 4 years
- EMI amt must not be greater than 10% of monthly income
- (Golden Rule) - car price must not exceed 50% of annual income
example: If 12 Lakh car price then the budget must not exceed 6 Lakh

2. House Buying Rule (3/20/30/40)
- House price must not exceed 3-5 times of house hold income
- EMI must not be greater than 20 years
- EMI amt must not be greater than 30% of monthly income
- 40% down payment must be done of house price

3. THE - BI Rule (Term Insurance, Health Insurance, Emergency Fund before investing)
- Term Insurance - 10 15 times of annual income (if 12 lakh income then 1.2 1.8 crore insurance)

4.Rule of 72
Years to 2X Investment = 72 / Annual rate of return
example: 12% return then 72/12= 6 years to double the amt growing at 12%

Equities% =100-Age (if age 25 then 100-25=75% must be invested in equities 25% must in secure assets like GB, FD, Gold)

B-1 (EMI<=36% X MI):Total EMI Rule (MI X 36%)- ALL EMIs must not exceed Monthly Income 36%
B-2: Credit card usage rule (30% of CCL and 100% outstanding payment)
Monthly outstanding must not delayed. Pay 100%
example: if 1 lakh credit limit then us only 30,000 and pay it full.

6.Budgeting Rule (50/30/20)
Needs = 50% of Income (Basic Needs)
Wants = 30% of Income (Travel/Books/Courses)
Saving = 20 % of Income (Investments)
