It's a complete teardown. It's only worth the land value. That said, Arvin doesn't understand Lake of the Ozarks valuations. The Ozarks draw people from all over the middle of the country, not just the closest large cities. I know people in Iowa and Tennessee that own property there. However, it's all about boating and water access. If the property doesn't have a dock the values go down drastically.

If I had a crystal ball, and gazed 50 years into the future, there would be broken glass everywhere. Trees would be growing IN that atrium. This place will never sell, ever!

Not that you would know for tablerock lake because it’s just a regional destination, but it’s in the Ozark mountains and the vast majority of large homes there have the entry level floor as the top floor just due to being on steep hills and have no backyards either. As far as lake access blame the army corps of engineers for limiting development and docks on the lake.

The color of that marble is hunter green. Hunter green was EVERYwhere in the late 1980s/1990s.

I started off being slightly appalled by it and ended up loving it. It’s like this beautiful time capsule of the style of my youth (80s-90s) and everything looks pristine. The bedroom furniture was like artwork. This place would do well as a hotel featuring an 80s theme. It could be something!

Because let’s face it, up to a certain price point ground up new build and tear down if the location is really great is the best for ROI and enjoyment as opposed to restoration-revival. The atrocious dated design “freaking out”…..😂 Gun range just says it all….😅

what you said in your preliminary talk reminds me of what a lot of house advertising say where I live: "amazing sea view". It's a montain area bordering the sea: an awfull lot of houses have a "amazing" sea view but are a 1/2 hour drive from it! the only really valuable ones are those who are a 5 minutes walk away from the water line.

I bouya house that was 80’s disco! We called it our Miami Vice drug house. It was all grey black and gold! The only thing it was missing was a disco ball in the master bedroom. lol I worked on that house for 13 years! It was much better when I left and the new owner finished it.
