I have three specific things that you need to do in order to accomplish this, but first you need to know the market. This is extremely important in making a good offer on a home, and it's where you need to start from.

1. You need to be educated about the market: If you find a competent agent, they can explain the market to you and help you make the most compelling offer possible. This can give you the biggest competitive edge, especially when your agent is also a good negotiator.

2. A personal note to the seller: This is a great way for you to put a name to your face instead of a number. Buying and selling homes can be emotional, and this is your chance to play off of the heart strings of the seller. People appreciate it when you explain to them what you're going to do with the home and how you're going to take care of it for them.
